What We Do
As State Licensed and Certified appraisers, it is our function to determine market value of real estate, both residential and commercial. From performing on-site inspections to data collection, data analysis and value conclusions, it is our job to provide an unbiased estimate of value for a subject property.
It is our goal to inform and protect our clients, and it is a job we take very seriously. We are familiar with all guidelines including USPAP, local code, government regulations, FHA, Fannie Mae & Freddie Mac, and new Federal regulations regarding manufactured homes, appraisal proprietary issues. Quality
At Carter Appraisal Services, we believe that an appraisal report should reflect the TRUE market value of a property. This protects individuals and lenders alike. We are committed to researching a property thoroughly, using extensive databases to research possible comparables, choosing those sales that best represent the subject, and accurately adjusting those sales to render a RELIABLE report. We are not like many appraisers who "work out of the basement" with limited data.
Data
We have MLS data for 15 counties; tax records (using qPublic) for 15 counties; all property transfers through Beasley Reports and computer indexing for 8 counties; tax plats for primary counties and access to many others via the Internet; GIS capability; demographic data from the Georgia County Guide and Georgia Department of Community Affairs; Marshal & Swift on-line cost data; and extensive mapping software.
Service
We have full-time office personnel who are available to answer your questions or service your needs. There are generally several appraisers in the office at any given time to provide further assistance.
Expertise
Our team has the experience needed to perform all types of appraisal assignments, including residential, industrial, investment, vacant land, multi-family, CBD, commercial office and retail. We can accurately identify the type of value needed, whether it be fee-simple, partial-interest, investment value, insurance (cost) value, or others; and accurately arrive at the correct value. We have performed many litigation appraisals (divorces, estates, takings, etc) and provided hours of accurate and unbiased court testimony for clients. Carter Appraisal Services is a technologically proficient company, taking full advantage of of Electronic Data Interchange. With this EDI capability, we can electronically deliver appraisals world-wide via the Internet and direct computer links, speeding up response time from lenders to customers.
Timeliness
We have six on-site appraisers with different types of experience. We typically complete a residential appraisal in five business days or less, and commercial narrative appraisals in two weeks or less. We are also on call for your "rush" needs.
Experience & Education
Our appraisers have a total of 41 years experience in the field, having performed over 21,000 appraisals since 1986. We have seen virtually every type of property there is, dealt with the most unusual circumstances, and spent hours on the phones with underwriters (we KNOW what they are looking for). Our staff has logged over 1,100 hours of continuing education since USPAP became law in 1991.
