OUR COMPANY

Carter Appraisal Services, Inc. is located in Athens, Georgia at 3724 Atlanta Hwy, Suite 1. We have been in business since 1986, having performed over 20,000 property appraisals in that time. These include everything from small single family residences and rural properties to some of Athens' most exclusive Homes and Estates. As well, it includes office, retail, downtown, and industrial properties, including some of Athens' largest and most exclusive commercial properties. We also perform all types of appraisals, including partial interests, rights-of-way, takings, and estate appraisals.

Our company maintains the most extensive comp database in the market area, utilizing SREA, Redbook, MLS, AACREA Data-Share, Beasley Reports, and on-line tax records.

Carter Appraisal Services is technologically advanced, with computerized databases for tax records for eight counties, public records and for indices of prior properties appraised. We also subscribe to MLS and Marshall & Swift Cost Data. We are completely networked for greater efficiency. We currently use digital cameras and imaging to speed up our process. We use computerized mapping software to locate any place in our market area.

We are EDI compliant. This means that CAS can electronically deliver appraisals to clients nationwide via the Internet and direct computer links - forms, maps, photos, everything. This speeds up the response time from lenders to customers.

Our staff has logged over 1,000 hours of continuing education since the inception of USPAP legislation. This education has included topics such as residential and commercial appraisal theory, professional standards, ethics, depreciation theory and practice, construction basics, home inspections, high value homes, income capitalization for commercial properties, HUD/FHA guidelines, Fannie Mae - Freddie Mac guidelines, and many others.
